Centralis acquires hotel property in Munich city center – 92 serviced apartments planned with Limehome.

Düsseldorf/Munich, 24 February 2026 – The Centralis Real Estate Group has acquired the property at Paul-Heyse-Straße 18 in Munich. The site, located in the central inner-city area near Munich Central Station and Theresienwiese, is currently developed with a hotel in need of renovation.
The surrounding area is characterized by an established urban structure, excellent transport connections, and strong demand from both tourists and business travelers. With this acquisition, Centralis secures another inner-city existing property with significant development potential in one of Germany’s most sought-after A-cities.

Comprehensive redevelopment with 92 serviced apartments

Centralis will comprehensively modernize the existing building and complement it with structural extensions. In addition to the refurbishment, a building extension and an additional floor are planned. The aim is to develop a modern hospitality product with 92 high-quality serviced apartments on the upper floors. Restaurant spaces are planned on the ground floor, which are intended to further enhance the vibrancy of the neighborhood.

With this project, Centralis is consistently focusing on the sustainable redevelopment of existing properties in prime urban locations, following its strategy of realizing modern serviced-apartment concepts in Germany’s major A-cities.

Limehome as the long-term operator

The serviced apartments have already been fully leased: Limehome, one of the leading European operators in the field of digital hospitality concepts, has been secured as the operator. The technology-driven, fully digitalized operating concept caters equally to business and leisure travelers.

For the structural implementation, Centralis has appointed apoprojekt as the general contractor. The company has extensive expertise in the revitalization of complex existing properties as well as in the realization of modern hospitality and apartment concepts.
