Centralis to Develop 88 Serviced Apartments in Hamburg-Harburg

Centralis Immobilien has announced the development of 88 serviced apartments on Lüneburger Straße in Hamburg’s Harburg district. The project will be operated by Limehome, marking a variation of a concept initially presented by Haus & Capital in 2018.

The scheme, designed by Siemer Kramer Architekten, will be built on a 700 sqm plot at Lüneburger Straße 5. It will include 88 serviced apartments ranging from 20 to 35 sqm each, as well as a 60 sqm retail unit. The total lettable area will be around 3,100 sqm.

Construction is scheduled to begin in Q1 2025, with completion expected in Q3 2026, at which point Limehome will take over the operation. The lease agreement with Limehome was signed in October 2024.

A Revised Concept from 2018

The site already holds development rights. Back in October 2018, Wiesbaden-based developer Haus & Capital had announced plans to build 73 micro-apartments and rental flats on the same plot under the Havenstudios brand. At the time, the ground floor was planned to house a 520 sqm retail unit.

Pipeline and Outlook
Centralis has announced additional investments for the coming year. Felix Lorenz, Head of Investment at Centralis, commented:
“For 2025, we are targeting a project volume of at least €100 million, consisting of this secured pipeline and a selection of new acquisitions.”
